The 72-hour turnover: our landlord playbook
September 8, 2022 · Rentals
How we take a rental from old tenant out to new tenant in, in three days flat.
Every empty day between tenants costs a landlord money. Our turnover playbook compresses the whole reset — inspection, repairs, paint touch-ups and deep clean — into 72 hours, with one call, one crew and one invoice.
Day one: inspect and triage
The outgoing inspection happens within hours of key handover: photos, meter readings and a damage list split into wear-and-tear versus tenant damage. By evening the work plan is priced and approved, with materials ordered for morning delivery.
Day two is the work day: wall repairs and touch-up painting, dripping taps and running toilets fixed, silicone renewed where needed, and any appliance niggles sorted. Nothing cosmetic waits — scuffed walls lose viewings faster than anything else.
Day three: clean, document, hand over
Day three is deep clean plus documentation: every surface, window tracks, oven and bathroom descaled, then dated photos of the finished flat for the file. The new tenant walks into a home that feels new — and the landlord holds proof of its condition from day one.
- Inspect within hours of key return — delays cost rent.
- Photograph meters and every room at each handover.
- Touch up paint between every tenancy; full repaints cost more later.
- Keep one contractor for repairs and cleaning to avoid finger-pointing.
Six flats or sixty, the playbook scales. Talk to us about a turnover contract before your next key return.
